醫學中心Medical Center in Houston TX 77054
當時很多同學都住在Medical Center (288和610, Fanin,Almeda,Cambridge,Texans Reliant Center, Astrodome)附近的Apartment。最後一學期,因為禁不起小強每夜的打擾,找了位室友,也搬到Medical Center的2 bedroom 2 bathroom 公寓,房租是$750/月,除2後每人$325/月,包水費,不過要再另外交電費。生活品質是比garage apartment小強相伴的日子好上許多。現在Medical Center, Houston TX 77054附近2房2衛的租金已經幾乎是1999年的2倍的價錢,下圖是1/13/2016下載在Medical Center出租中的房子,看大小,房子新舊,有沒有車庫,租金$1150/月到$3000多/月,很多選擇。這區很適合休大學生,或是在Houston Medical Center或Houston downtown上班的上班族,不用花太時間開車,也有公車系統。不過,在Houston, TX,不開車就像沒有腳! 一定要開車,搭公車相當費時,週末班次變少,超級不方便!
休士頓西邊8號兩旁Westchase District, Houston TX 77042
UH畢業後,找了個工作在Stafford TX,當時對整個Houston不太熟,忘了是什麼原因,在Westchase District Houston TX 77042 找了一個一房一衛的小公寓Studio,房租是$425/月,很小,不到500sqf,房間和客廳廚房之間還沒有門呢。Westchase District在8號和Richmond Avenue, Westheimer之間,下圖紅色框框裏就是Westchase district。Richmond, West Park和8號附近有很多公寓,Individual owned或是aparment complex。Westheimer過了8號往西的北邊有些老社區,Walnut Bend, Briar Forest,2000年左右的時候,這一區的房價大概在20萬上下,現在裝修美美的老房子,要價到40萬美金。Westchase這區生活機能還不錯,有個舊舊的Whole food market,Target,Westheimer兩邊很多餐廳,Richmond上都是辦公大樓。去8號百利大道的中國城只要十來分鐘左右,挺方便的。現在的Westchase District,每個不同小區的素質有落差,白天和晚上,不同時間開車轉轉附近巷子,就知道我的意思了!
糖城Sugar Land, TX
在Westchase住了一年半,公寓又要漲房租,就決定要搬到離公司近一點的地方。當時上班是在Stafford,從Westchase到Stafford,走8號往南接59往南,不是太遠。找呀找的,就看到在Sugar Land 糖城 的私人高爾夫球場俱樂部Sugar Creek Country Club旁邊有個小townhouse 區Westmont Square,有個town house出售,2房2衛,有2台車的車庫,1600sqf左右,邊間,有個小院子,重點是,離當時上班的地點開車只要3分鐘! 當時常跟同事說,每天早上發動車子,都還沒暖車就到公司了,真的很近,超省油。1999剛到美國時的油價,一加侖才美金$0.99。買房當時是2003年,向Chase大通銀行貸款80%,首付20%,銀行的利率是6%買下這個Townhouse。我選擇5/1 ARM (adjustable rate mortgage,5年後變動每年調整的貸款),幸運的我,當第6年要開始調整利率時,全美行貸風暴爆發,利息每年往下調調調,到2014年賣掉房子時,我的年利率才2.35%,有夠Lucky! 加上每個月要付的Town house HOA fees社區管理費$245,每個月不到$500,再加上房屋稅和保險,每個月大約$800的費用。當然還少不了要維護房子的費用。
搬到Sugar Land, TX 糖城後,慢慢對Sugar Land開始熟悉。Sugar Land在2005左右曾票選為全美最安全的小都市。整個糖城人口大概是3萬多,商業區集中在6號公路兩旁,一小個工業區在90號公路和59邊上。糖城有名的是Clements High School學區。只要是在那個學區內的房子,房價都是漲漲漲!Clements High曾出過幾個得美國總統獎的學生!十分注重教育的亞裔人口也佔學生人數的多數,我曾認真研究了一下,通常亞裔人數多的學校,學校的整個分數都是不錯的。但是呢,分數不代表一切,美國大學申請十分重視學生在學習之外的活動參予。不要讓孩子輸在起跑點上沒有什麼不對,但是不是把小孩送到學校後就沒事,家長還是得花時間教育小孩,教養教養,小孩考試都考100分,但是不懂待人處事尊師重道,這樣也不好吧?
